Newcastle United officially announced that the club has completed the agreement to acquire the Woalsington Manor estate, which will be developed into a world-class training center in the future.

Newcastle stated that after extensive investigation and selection, Newcastle finally identified this location within the city limits. The area has excellent transportation, being very convenient to Newcastle International Airport and the existing public transportation network.
The club will acquire approximately 260 acres of land south of the airport, including a currently derelict protected rural manor building and its surrounding parkland. According to the plan, after obtaining approval from relevant authorities, Newcastle will restore the area and build top-tier athletic facilities for the men's first team and the youth academy. The total investment for the entire project is estimated to be £190 million.
The club plans to submit a formal planning application in early 2027 and hopes that the men's first team will officially move into the new training base in the 2029-30 season.
The overall future plan for Woalsington Manor will also reserve space for expansion to build dedicated women's football and women's youth academy facilities. The club stated that this phased approach ensures that the investment meets current needs and is sustainable in the long term.
Newcastle emphasized that the project construction will adhere to sustainable development principles and maintain close communication with local communities and government departments.
This project is a significant investment in the club's long-term development by Newcastle United's current owners – the Saudi Public Investment Fund (PIF) and RB Sports & Media.
Woalsington Manor was previously acquired by former Newcastle owner and chairman Sir John Hall in 1994, who at the time hoped to develop the land into a youth academy base for the club.
Now, under the impetus of the current management, this vision will be upgraded. Newcastle plans to create a comprehensive, high-level athletic environment here that integrates training, recovery, scientific research, and youth development, providing a foundation for the team's continued success in the future.
Brad Miller, Newcastle's Chief Operating Officer, said: "Given Sir John Hall's original vision for this land in the 1990s, this is a return to roots for Newcastle United."
"Woalsington Manor will be the ideal location for the new training center, and we are delighted to have officially completed the land acquisition agreement."
"We are currently developing exciting construction plans, including the renovation and enhancement of protected buildings and parkland, which will be an important part of the overall design."
Miller said: "Our goal is to create world-class facilities for players and staff while fully protecting the future value of this land. We want to create an iconic project that the club, fans, community, and the entire region can be proud of."
"This is a very complex project, and it will still need to go through a rigorous planning process in the future, but we look forward to working with planning departments, supporters, and relevant stakeholders to advance the project in a sustainable and responsible manner."
David Hopkinson, Newcastle's Chief Executive Officer, said: "This is an important moment in the history of Newcastle United."
"If planning permission is granted, the athletic complex we plan to build will create a world-class training environment for the team. It will have specially designed facilities to help the team achieve long-term sustainable development, allowing players, coaches, and staff to perform at their best every day."
Hopkinson added: "Our detailed planning application will not only showcase the club's future vision but also explain how to protect and enhance this historic manor, the local ecosystem, and wildlife habitats, and become an excellent community neighbor."
"I want to thank everyone who helped the club get to this point, and also Sir John Hall and the Hall family."
Newcastle is currently advancing the relevant procedures required to formally complete the land acquisition. At the same time, the club will also begin preliminary communication with local governments, residents, and communities.
The detailed planning application is expected to be completed in early 2027 and submitted to Newcastle City Council.
As for the future use of the club's existing training base and related venues, Newcastle stated that further plans will be announced at an appropriate time.
